BUYER SERVICE PLEDGE

CONSULT
  • Provide the information you need to select a neighborhood and a home that will best suit your needs and desires.
  • Assist you in getting pre-qualified and/or pre-approved for financing in order to enhance your bargaining position.
  • Advise you about agency, home inspections, seller disclosure, compulsory arbitration, financing, and how homes are priced.
  • Safeguard your confidential information and act at all times in your best interests.

  • SEARCH
  • Locate all properties currently for sale that meet your requirements including FSBO (for sale by owner), builder owned and those foreclosed by local banks and government agencies.
  • Show you houses until you find one you like without trying to sell you a particular one.
  • Assist you in evaluating and selecting lots and builders if you decide to build a new home.

  • EVALUATE
  • Look at each house we show you from your perspective and point out to you shortcomings or needed repairs.
  • Assist you in determining the likely fair market value of your potential purchase by doing a comparative market analysis on the property.
  • Compile a history of the property including past sales and the present owners circumstances and reason for selling.
  • Advise you on an opening offer and a negotiating strategy.

  • NEGOTIATE
  • Prepare with your approval a purchase offer written with your interests in mind, not those of the seller.
  • Advise and assist you in responding to and making counter offers.
  • Advocate your position throughout the process, until you have reached a contract to buy a home that you will be happy with.

  • MANAGE THE DETAILS
  • Shop the market for the best mortgage rates and insurance premiums.
  • make sure you get the best prices available on closing fees, title insurance, surveys, pest inspections and any other required settlement services.
  • Monitor the contingencies in the contract such as financing, inspections, and repairs.
  • Review the HUD I Settlement Statement prior to the closing to make sure your interests are protected.
