How We Get Paid

The money

With The Buyer's Agent of Montgomery, Inc. or of Prattville/Millbrook there are no up front fees...and no worries about out-of-pocket expenses.

We offer you choices, not mandates, in how to pay the brokerage fees involved in buying a house. Our buyers decide how we are to be paid and the seller usually pays our fee through the transaction. The buyer has three different payment choices, each one designed to match a client's specific need for representation.

  1. Transaction Fee. On most residential properties, the listing broker negotiates with the seller for a brokerage fee and agrees to share that fee with the agent who represents the buyer when he puts the listing in The Multiple Listing Service. This is called a co-op fee and this offsets the home buyer's obligation to us.

  2. Lump Sum Fee. A flat fee is set based on an agreed upon price range, so the home buyer is assured of seeing homes at both the lower and the higher end of a stated price range, with the security of a fixed fee obligation. This obligation will be offset in an amount equal to any fee paid to The Buyer's Agent by the seller through the transaction.

  3. Hourly Fee. This allows a buyer to control the fee paid to the buyer broker and potentially to receive a significant credit at closing. This is a terrific option for those buyers who have located the home they want to purchase, but need a buyer broker to negotiate the best transaction for them.
